REALTORS®

At Patterson Homes, we pride ourselves on transparency and customer satisfaction. Building a custom home is exciting but can also be overwhelming. This is why we provide our customers with a detailed estimate of their finalized house plan, outlining the costs associated with their design. This early step allows our customers to review each item line by line, ensuring they know what they are paying for and enabling them to make adjustments before we ever break ground.
When our customers are comfortable with the estimate, they sign the Build Contract, and we are ready to break ground. Each week, our customers receive an invoice detailing the work completed on their home, along with a copy of billing submitted by the subcontractors and vendors for the week.
Patterson Homes' contractor fee is specified in the Build Contract as a total amount, which is based on the agreed-upon scope of work rather than the actual cost of the house. This fee is broken down into four payments to be invoiced to the customer at different phases during construction. Additionally, we are happy to include a REALTOR® commission as a line item on the estimate and invoice it to the customer at an agreed-upon time with the following understanding:

REALTORS® are bound by NAR's Code of Ethics, adopted in 1913, and was one of the first codifications of ethical duties adopted by any business group. The Code ensures that consumers are served by requiring REALTORS® to cooperate with each other in furthering clients' best interests. 

Article 6:

REALTORS® shall not accept any commission, rebate, or profit on expenditures made for their client, without the client's knowledge and consent.
When recommending real estate products or services (e.g., homeowner's insurance, warranty programs, mortgage financing, title insurance, etc.), REALTORS® shall disclose to the client or customer to whom the recommendation is made any financial benefits or feed, other than real estate referral fees, the REALTOR® or REALTOR®'s firm may receive as a direct results of such recommendation.

• Standard of Practice 6-1: REALTORS® shall not recommend or suggest to a client or a customer the use of services of another organization or business entity in which they have a direct interest without disclosing such interest at the time of the recommendation or suggestion.

At Patterson Homes, we value REALTORS® and understand firsthand the invaluable work they do for their clients. To reward REALTORS® who refer clients interested in building custom homes, we offer one of the following options:

A. Referral Fee: Patterson Homes will pay $1,500 to the referring agent, after construction begins and the customer pays the first draw to Patterson Homes. This will come out of the builders contractor fee.
B. % Compensation: Patterson Homes will pay a % of the build as long as the customer agrees for this amount to be added as a line item in their estimate. One way to address this is when you sit down with a buyer to sign the “Exclusive Buyer Representation Agreement”, in the Special Stipulations, please include the amount of compensation you expect if you refer them to a Custom Home Builder.

Guidelines:

• The agent has RF 307 Referral for Service Disclosure signed by the customer.
• The customer must not have previously contacted Patterson Homes. The referral must be received by Patterson Homes before the customer makes contact.
• The customer can only be referred by one agent.
